Electrical Safety Certificates & Reports

Regular electrical inspection is not just a legal requirement for landlords — it is sensible practice for all property owners. Our qualified electricians carry out thorough testing in line with the latest IET Wiring Regulations.

Electrical Installation Condition Report EICR

A thorough assessment of the condition of an electrical installation against the current BS 7671 standard. Identifies any deterioration, defects, damage or dangerous conditions. Produces a formal coded report with recommendations.

Legally required: Rental properties — every 5 years or on change of tenancy

Periodic Inspection & Testing PIT

A planned inspection of your electrical installation at regular intervals, covering continuity, polarity, insulation resistance, earth fault loop impedance, and RCD operation. Suitable for residential and commercial properties alike.

Recommended: Every 10 years for owner-occupied homes; 5 years for commercial

Portable Appliance Testing PAT

Testing of electrical appliances and equipment in the workplace or rented accommodation to confirm they are safe for continued use. We test, label, and provide a full report and pass/fail register.

Recommended: Annually for most commercial and rental premises

Landlord obligations: Under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 and equivalent Welsh legislation, landlords must ensure electrical installations are inspected at least every five years and provide a copy of the EICR to tenants and their local council on request.

Non-compliance can result in fines of up to £30,000. We work with landlords and letting agents across Carmarthenshire to keep their portfolio compliant — ask about our multi-property scheduling service.

What Our Customers Say

"Had a full rewire and consumer unit upgrade done on my 1960s bungalow. Lewlec were tidy, professional, and finished exactly on schedule. The certification was through within days and the whole job was priced honestly from the start. Cannot fault them."

David T.
Llanelli, Carmarthenshire

"Installed an EV charger for us — the whole process from quote to completion was seamless. They liaised with the DNO, handled all the paperwork, and even helped me choose the right unit for our Octopus Agile tariff. Brilliant service."

Sarah M.
Carmarthen

"We used Lewlec for an EICR on a rental property we had just purchased. They found a few C2 items from the previous installation, repaired them on the same visit, and issued the satisfactory certificate straight away. Saved us a second callout charge. Highly recommended."

Mr & Mrs Williams
Ammanford

"Fitted smart lighting throughout our new build. The attention to detail was exceptional — every switch perfectly placed, cables immaculately routed. The Hue system they installed has transformed the feel of every room. Worth every penny."

James P.
Burry Port

"Used Lewlec for our restaurant fit-out — three-phase supply, commercial catering circuits, external feature lighting. They worked around our opening deadline, communicated brilliantly, and the finish is excellent. Our go-to electrician for the business."

Rhian O.
Kidwelly

"Reliable, reasonably priced, and genuinely knowledgeable. They spotted a fault in our old installation that two previous electricians had missed. The repair was done the same day. I would not use anyone else in Carmarthenshire."

Frequently Asked Questions

Do I need an electrician who is NICEIC registered?

For notifiable electrical work (new circuits, consumer unit replacement, rewiring), you are legally required to either hire a registered competent person or apply for building regulations approval yourself. An NICEIC approved contractor like Lewlec Electrical can self-certify the work, saving you time and the building control application fee.

How long does a full house rewire take?

The timescale depends on the size of the property and whether it is occupied during the work. A typical three-bedroom semi-detached house takes between three and five days. We will give you a firm estimate during the site visit and work to that schedule.

How much does an EV charger cost to install?

Home EV charger installation typically costs between £600 and £1,000 all-in, depending on where your consumer unit is, the cable run required, and the charger unit itself. We will survey your property and provide a clear written quote with no hidden charges.

Is an EICR a legal requirement for landlords in Wales?

Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, and Welsh Government guidance for Wales, landlords must have the electrical installation inspected at least every five years. A copy of the EICR must be provided to tenants and to the local authority on request.

Do you provide a guarantee on your work?

Yes — all Lewlec Electrical installations carry a 12-month workmanship guarantee as standard. Any defect arising from our installation work will be rectified at no additional charge. This is separate from any manufacturer warranties on products we supply and fit.

Can you carry out emergency electrical work?

We endeavour to attend genuine electrical emergencies — such as complete loss of power, exposed live conductors, or suspected fault conditions — as quickly as possible. Please call us on 07700 000 000. If you have an immediate danger, isolate the supply at your consumer unit and call us straight away.

What should I do to prepare for a rewire?

We will walk you through everything during the site visit. Generally, you will need to ensure clear access to all rooms, move furniture away from walls and sockets, and arrange alternative accommodation or agree on working areas with us if you are staying in the property during the work. We handle the rest.

Will the power be off during the work?

For most electrical work, yes — sections of the installation will need to be isolated for safety. For a full rewire, the supply will be off for most of the working day. We plan carefully to minimise inconvenience and will discuss the expected schedule with you in advance.
