Part P is the section of the Building Regulations that covers electrical safety in dwellings. It requires that certain types of electrical work in homes are carried out or certified by a competent person registered with a government-approved scheme. If notifiable work is not properly registered, it can cause problems when selling your property and may affect your buildings insurance. Barri registers all notifiable work, so you always receive the correct documentation.
The duration of a rewire depends on the size of the property and the complexity of the existing installation. As a rough guide, a two-bedroom house typically takes two to three days, while a four-bedroom house may take four to five days. A detailed timescale is provided as part of the written quotation. During a rewire, you should expect some disruption to power and some redecoration of cable routes will be needed afterwards.
Yes. Since 1 April 2021, landlords in Wales are required by law to ensure that the electrical installation in their rental property is inspected and tested at least every five years by a qualified person, and that an Electrical Installation Condition Report (EICR) is provided to new tenants before they occupy the property and to existing tenants upon request. Failure to comply can result in fines of up to £30,000.
There is no fixed lifespan, but older consumer units — particularly those with rewireable fuses rather than miniature circuit breakers — should be replaced. Modern regulations require consumer units in domestic properties to have RCD protection, and since 2016 the enclosure must be non-combustible (metal). If your consumer unit is plastic or contains old-style fuse wire, an upgrade is strongly recommended. A new unit typically costs between £400 and £700 fully installed, including the Part P certificate.
There is no statutory requirement specifying how often PAT testing must be done, but the Health and Safety at Work Act 1974 and the Electricity at Work Regulations 1989 require employers to ensure that electrical equipment is maintained in a safe condition. Frequency depends on the type of equipment and environment. For office environments, three to five years is typical for stationary items. For construction sites or higher-risk environments, testing may be required every three months. Barri can advise on the appropriate schedule for your business.

For very straightforward work such as a single socket or light fitting replacement, a price can often be given over the phone or by email. There is no obligation to proceed after receiving a quote.
Yes. Barri regularly works in tenanted properties on behalf of landlords and letting agents. Coordinating access with tenants is part of everyday work — he is punctual, professional and respectful of the tenant's home. Landlords can receive all certification directly by email for their records.
